Permission to build larger home extensions made possible by the Neighbour Consultation Scheme

Although originally set to expire this month, the Neighbour Consultation Scheme has now been made permanent.
Generally, homeowners wanting to build a single storey rear extension without the need for planning permission can build out up to 4 metres if their house is detached or 3 metres if not detached.
However, the Neighbour Consultation Scheme allows home owners to extend their homes by double this, allowing detached homes to be extended up to 8 metres and all other houses up to 6 metres.
As this scheme was set to expire on 30th May 2019, many people planning larger home extensions have been under pressure to complete work by this date.
Thankfully, homeowners can continue to benefit from this scheme by submitting a prior approval application to their local planning authority. There is currently no fee from the council for this application. A decision is reached within 42 days.
When making an application, addresses of all neighbouring properties are to be provided. The neighbours are informed of the proposal and invited to voice any concerns they may have as to why the proposal should not go ahead.
If no reasonable objections are made within the time frame given (minimum of 21 days), permission can be provided. Any objections made will be carefully considered before a decision is made as to whether or not the proposal may go ahead.
